A deed has to be drafted, signed, notarized and recorded with the county to move title. Which form of deed, and what is said on its face, decides both what passes and how the assessor treats it.

The accompanying filings matter as much as the deed. A transfer recorded without the right change in ownership statement invites a reassessment that a correct filing would have excluded.
